We contacted Petra Richardson with Home Team of America to help sell our home at the suggestion of a friend. It turns out that was the best advice and decision made. In just the few minutes into our meeting, we realized we were talking to a top-notch real estate agent. Upon further visiting with her she had a solid plan to sell our home. Petra took the time to thoroughly explain to us the selling process and made us feel at ease knowing that she would be there for us at every step. Petra provided guidance and suggestions on the best way to prepare the house for sale - which items to concentrate on and which ones we shouldn’t. She saved us plenty of time and money from the get go. While we were preparing the house, she was still hard at work setting things in motion. Once we the house was ready it was showtime and Petra went into action doing what she does best. She brought in a professional photographer for the house pictures; she thoroughly walked us through the market assessment to price it right; and promptly listed the house. She kept us informed every step of the way and we never felt like we were on our own to figure things out. No question we had was too big or too small for her. And she was always ready with an answer.

Once the showings began, we had several offers the very first day! Again, Petra’s expertise and professionalism came through as she patiently explained to us the pros/cons of each offer and provided guidance to us. The next day she called and we started what will be a memorable relationship. This was a long-distance type of relationship, as I’m unable to visit the houses before deciding to buy. This was also our first time purchasing a home. Petra Richardson is God’s gift to real estate. Not only is she the sole reason I was able to be a home owner at 22 years of age, but she is also the reason I was able to sell my house at full asking price (more per square foot than all comparables) with no closing costs (didn’t pay closing costs when I purchased through her either). But here’s the kicker…she did it in less than 8 hours! Which was huge, because I’m in the military and had last minute orders to move across the country. She is absolutely amazing! When working with Petra a couple things will happen that will amaze you. First, it doesn’t feel like work. I’ve spoken with other realtors before and it feels very much like going to a used car lot. Some guy with a bad tie tries to talk you into a purchase that you will later regret. Petra is just the opposite. She gives honest advice and even talked me out of a couple houses. Probably my favorite though, is that even though I know that she was working with other clients as well, I always felt like I was her only client. She’s seemingly ALWAYS available, she always answers her phone and responds to emails…I mean really, there’s no other way to put it, it feels like you’re her only client. Petra came very highly recommended by a friend and I can definitely see why. If I could only use one word to describe her, it would be "incredible". She was professional in every way and made the entire process easy for me to understand. She provided me with excellent tips to help me sell my house faster and for more money. As it turns out, I got an offer of my asking price within the first 24 hours of my house being on the market. There were several hiccups along the way with the buyers and even more with the lending company, but throughout the entire process Petra was nothing less than amazing. She is a very headstrong woman and she did not allow the lending company to slack off. She constantly stayed in contact with them and with me. I was always kept up to date of what was going on and Petra was always very good about responding to my phone calls, text messages, and emails in a very timely manner, even if it was late at night or on the weekends. I really felt like she went the extra mile to provide me with the best service possible. Even when there were issues with the buyers or the lending company, I was never that worried because I had Petra in my corner and I knew that she would fight for my best interests. Because of Petra's expertise, my house was priced appropriately and her estimates on what my house could appraise for and what my closing costs would be were right on the money. Prior to hiring Petra, I had consulted with another sales agent that told me that I wouldn't be able to sell my house for anything more than $105,000. Petra sold my home in San Antonio after I had lived in it for three years and had to move to another city for work. A previous real estate agent I’d started working with kept giving me a laundry list of things I needed to do, and frankly, having never sold a house before – I felt overwhelmed.

Besides feeling overwhelmed, I had a new job that was absorbing all my time – and I didn’t want to have to be distracted by dealing with anything home-sale related. Petra assured me that she’s sold homes for folks that had to leave the country for the military or business, and so I put my trust in her.

She was constantly communicating, but not giving me a list of things I had to do… it was what she recommended, and when I approved the expense, she made it happen. In just a couple of weeks, the entire house was painted, haulers came to take away debris left from when I moved, lawn professionals handled the yard, and the interior of the home was staged.

She listed the house higher than two previous agents thought I should list it for – “just to see what happens” she said, but she knew the area and market so well, even commenting on stats about how long it had been since there were no other homes in my community for sale. We got an offer in a week for the full asking price – and I didn’t have to lift a finger other than to swipe my cell to call or text Petra.

The negotiation was not hard, but it was abnormal because the buyer wanted to move in early and rent the home from me before the closing – and Petra handled all of that with ease and ensured that as a landlord (albeit only for a couple of weeks) that I was fully protected.

If I ever move back to the San Antonio area, the only agent I’d call is Petra. Not only that, I’d personally recommend her to my friends who are moving to or from the area, and a recommendation from me is pretty tough to get. read less

Not only was she an amazing Realtor but she was there for me after the buying process was completed and helped me figure out a few things in my life. She is all around #1!!! My type of home buying experience with Petra was new construction. I originally started building with one builder in Stillwater Ranch but then I decided to back out and wait a few more months to figure out exactly what I wanted in a new home. Petra assisted me throughout the entire process and I was able to recoup my earnest money without any complications. About 8 months later, I finally decided to build a home in The Summit at Alamo Ranch. Petra again was there throughout the entire process and made me feel like I was her only client (even though I know I wasn’t lol)! We are living in New Jersey at this time. We spoke with Petra on the phone and then met with her at our home. She spent hours answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on comps in the area. We were concerned that our house which had been a rental would be tough to sell. Petra made the process incredibly easy and took extra steps many other Realtors don't (but should), like give us honest opinions and tips about renovating the house, having professional photographs taken, and a lot more. When we saw our listing we were blown away. Her hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and knocked out the competition. The team put a lot of effort into marketing and advertising the house on Social media e.t.c. We had 32 showings in 4 1/2 days. The first day we had already an offer and ended with 9 offers on the 5th day. Our house went under contract 5 days after we put it on the market over the asking price.We sold $12/per sqf higher than the previous 12 month for this area. Was it just good fortune that I found Petra on my original out of state search for a home in San Antonio or is she just the hardest working real estate agent in San Antonio? It took longer than anticipated to sell our home in Colorado in 2009 because of the market at that time, but she continued to provide me weekly listings that fit our search. She never waivered during the process and when we did finally arrive, we got the perfect home for us, at the right price, and she remained a good friend after the sale.

Fast forward to 2015 and I needed to sell my house to move out of state. Petra and her team were my only call. She had her assistant, Liz Duran, come in and stage my house to promote it's best features and had professional pictures taken that garnered out of state offers, site unseen. My house sold in less than 48 hours with multiple offers, exceeding the asking price.

My buddy's wife selected Petra off her glowing reviews and was talking remotely with her for quite some time before we even made the trip out. My buddy and I arrived in town a few months ahead of our spouses to start working. I wasn't in a position to buy but I wanted to tag along with him to scout the area. I got to see Petra in action as she worked with my friend. Since he and I were temporarily rooming together, I would tag along on many of the showings Petra arranged.

She was amazing. Every single showing she arrived prepared and ready to answer anything we could throw at her. She took the time to explain each area of town we were in and would point out things with each house that we hadn't noticed and explained why it was a good or bad thing to consider. I could tell she was focused on finding the right home for my friend and not just making a sale. When it came time for him to finally settle on a house she was an expert on all the ins and outs of the process. She definitely struck me as a bulldog, ready to fight every inch for the best deal. The entire process went smoothly for him.

Fast forward two years and I'm finally ready to buy my own house. The thing is, I had been driving around myself and found a new construction neighborhood and a floorplan that I really liked. I could have just worked with the builder but I still called up Petra to rely on her expertise. She immediately remembered who I was and was ready to lend a hand with anything I needed. She met with myself and the builder and made them answer several questions I hadn't thought to ask.

We then entered a 6 month build and here is where she truly shined. Along the way, delays and issues with the build made me frustrated. I wondered if I had jumped the gun. I asked Petra if we could look at other houses while my build was going on. She didn't bat an eye and proceeded to take me through several parts of town on a bunch of showings over the span of a couple months. She went on vacation during this time but still had her assistant take care of us with more showings while she was gone and kept in touch the entire time! While I didn't find another house I liked better than the one I was building, the process did cement my decision with what I had. I really needed that. I had a bad experience with my last home in Chicago and she really helped me be at ease with buying again.

During all of this, I felt like I was her ONLY client! I know she's highly in demand and it's amazing how responsive and attentive she is. She's on point during every step of the process.

Petra was the only realtor who returned our call and in a timely manner.She met with us about listing our condo and we were very impressed with her; her professionalism and the information she gave us about listing our home. After several houses and searches, I finally came across a home that was to be built from the ground up. This is where Mrs. Richardson and her assistant Liz Duran shined the most. Their experience with the final walk, finalization with appointments and paper work needed, and closing with the title company made me know that I was not going to be taken advantage of by others whose interest are theirs and not mine.
Just as well, I am confident that Mrs. Richardson steered me in the right direction with a great financial institution and inspector, which saved me money both in the present and in the long term. Without ever being pressured to go with her professional affiliates, I did shop around and did not find any (loans, including my own bank) that could beat what was being offered.
Looking for a home is definitely a stressful process and it is not something to be taken lightly. However the assistance provided by Mrs. Richardson was great!! The advice she gave us and the work she did on finding a qualified buyer was priceless. Our property was unique in many ways, not all of them good, but Petra was willing and up to the challenge. We began in early March, I had to find a realtor for my family in San Antonio (SA) and so I started with Mr. Google (Mrs. Google, she knows more). I searched for "the best realty agent in San Antonio." There were many reviews regarding individuals in the business. As I began to sift through the plethora of agents Mrs. Google provided one began to stand out, Petra Richardson. So I mustered up the courage to give her a call and get the ball rolling. Petra had the most inviting personality that I immediately felt at ease.
I told her what we were looking for and she immediately went to work. Petra did wonderfully at providing tons of listings of homes that were intriguing to us. We had already been pre-approved so we thought everything was set. However, the bank we chose turned out to be a BIG disappointment (Wells Fargo) and the same with USAA and NFCU. They expected us to put down thousands of dollars that we were totally not prepared to do. We didn't think we needed it to begin with as we expected to use our VA benefits. Anyway, Petra came to the rescue with her resources and we contacted Jason with National Bank of Kansas City. Jason immediately went to work for my husband and I. Within days Jason came back with an approval for more than we anticipated after the first let down with the previously mentioned banks. Also, my husband and I were approved for the loan together!!! Not an option with the "other" banks. We were excited!! Finally our dream was coming true, now if we could only find "the" house. We must of looked at a dozens of homes, or at least it felt like it. We also had to realistically look at our "wants" and our "needs" to find the right home. We originally wanted something with a good deal of acreage, but after looking we could either not afford it or it was too far from the city to meet our needs. We fell in love with a few but they just weren't right. We had to make several trips to SA, which wasn't easy with my husbands or my work schedules. Petra was patient and drove us around tirelessly.
Our last visit to SA we looked at more homes before after not deciding to go further with an offer we had made and received a counter offer on. Boy am I glad!!! Petra found the perfect home for us to view and it was hard to choose with the other amazing listings she provided. My husband and I agreed on making an offer for one particular home, we previously had a hard time agreeing on the others. 🙂
So we made an offer on the home; but had received a counter from the sellers. This was great because we had originally wanted to offer their counter amount, but Petra advised to start low. 🙂 So, we accepted their counter and the process from start to finish was extremely smooth and we now OWN our dream home! It may not be what we wanted to begin with, but the home fits our needs and we ABSOLUTELY LOVE IT!!!! We cannot stress enough how instrumental Petra was throughout this process. We looked at SA real estate for almost 2 years and I've been hyper critical of the available housing inventory and its real estate agents. We felt we were doing our due diligence visiting our targeted neighborhoods & schools, researching the best builders, and (attempting to) predicting which communities will hold their value. We've spoken with a handful of Realtor's that sent us SABOR system generated housing lists that met our mandatory home requirements but that was it! No one bothered to attempt (for even a short time) to filter our other requirements before sending us the canned property listings. Zillow and Trulia pretty much did the same thing but they easily provided additional information about each property. Of the hundreds of homes that met our requirements we identified 12 homes that we were interested in when we first spoke with Petra. Petra had an opening the following day where she could show us a few properties. I selected a few homes in a neighborhood that I had my eye on. Petra knew the area well and thought it would be a great place to start due to the eclectic home styles in the area. It was very frustrating, and infact, several other agents became disinterested because I fell just short of qualifying, even though I was clearly able to make a house payment. When we contacted Petra, from the start, she was showing us homes and talking to us about how to qualify, and when to try to purchase a home, due to our finances. She continued to make herself available to us, via phone, email, and even showing us homes even though she knew that we had been turned down for loans several times before.
